Terms of use

These terms explain how to use Homera’s property listing website, operated by Homera Homes Limited (“Homera”, “we”, “us” or “our”). By using the site or creating an account, you agree to follow them. Our Privacy policy explains how we handle personal information. Specific packages or features may also have additional terms, which we will show you before you use or buy them. Homera is an advertising platform

Homera Homes Limited operates Homera as an online property advertising and listing platform. We sell advertising/listing placement to listers and provide a way for prospective buyers and renters to contact them. Homera does not itself sell, rent, let, manage, or act as an estate agent or broker for any property. We do not negotiate or conclude property transactions, arrange viewings, collect rent or deposits, or take part in agreements between listers and prospective customers. Any property transaction is arranged directly between those parties.

Homera does not manage or take responsibility for those dealings, including a lister’s statements, conduct, property, or failure to complete an arrangement. You are responsible for checking the property and the lister’s authority, agreeing all terms directly, and deciding whether to proceed. Homera does not hold deposits or provide escrow, conveyancing, valuation, mortgage, or tenancy services. Nothing in these terms excludes responsibility that cannot legally be excluded.

Property advertising and REAC

Homera’s description of its role as an advertising platform does not determine whether any licensing or other legal requirement applies to Homera. The Real Estate Agency Council (REAC) states in its published FAQs that it regulates real-estate advertisements in print, electronic media, and online platforms. REAC also says individuals and firms offering real-estate agency services must be licensed under the Real Estate Agency Act, 2020 (Act 1047). Homera does not claim that being an advertising platform creates an exemption from any law or REAC requirement.

Listers are responsible for ensuring that they are legally entitled to advertise each property and that their conduct complies with Ghanaian law. If you act as a real-estate agent, broker, or firm, you must hold and maintain any REAC licence required for your activities and provide accurate licence details when Homera reasonably requests them. Homera may decline, pause, or remove an advertisement where information is missing, appears misleading, or raises a compliance concern. Buyers and renters should independently verify the lister’s identity, authority, and—where applicable—licence before making arrangements or payments. Homera is for users in Ghana

Homera is intended for individuals and businesses located in Ghana and relates to property listings and services in Ghana. We do not represent that the site or its content is suitable, available, or lawful to use in other countries. By using Homera, you confirm that you are located in Ghana. If you are outside Ghana, you must stop using the site and its related services. This does not limit any rights or protections that apply under Ghanaian law.

Accounts and listings

• Give accurate account information and keep your sign-in credentials secure and confidential. Do not share your password or verification codes, or allow another person to use your account. You are responsible for activity carried out through your account, except to the extent that applicable law or Homera’s own failure to protect the account makes that responsibility unlawful.
• If you know or suspect that someone else has accessed your account or learned your sign-in details, tell Homera promptly at info@homeraghana.com.
• You may submit a listing only if you are authorized to advertise the property. Keep its description, price, availability, location, contact details, and photos accurate and current.
• You must have the rights needed to provide listing photos and other content. Do not submit misleading, unlawful, discriminatory, fraudulent, or infringing material.
• Published listing details and photos are public. Do not include private information in a public listing unless you intend it to be displayed.
• Homera may review, decline, pause, or remove a listing that is inaccurate, incomplete, unavailable, or inconsistent with these terms.

Account access

We may suspend or disable an account or sign-in credential where reasonably necessary for security, operational, or business reasons, or where we reasonably believe you have breached these terms. Where practicable, we will give notice and a chance to address the issue; we may act immediately where needed to protect users, the site, or comply with law. This does not limit rights that cannot be excluded under Ghanaian law.

Homera content and intellectual property

Homera or its licensors own the rights in the site and Homera-created content, including its branding, logos, design, text, graphics, databases, and software, except for material owned by listers or other third parties. Those works are protected by applicable intellectual property laws, including Ghana’s Copyright Act, 2005 (Act 690). Homera’s name, logos, and marks may not be copied or used without our prior written permission.

You may print or download one copy of a page, or share a short extract, for your personal, non-commercial use if you identify Homera and any named contributor as the source. Do not alter copies, use images or other media separately from their accompanying text, or use site content for commercial purposes without a written licence. This includes using Homera-owned content to develop or train artificial intelligence systems without our written permission. These restrictions apply only to the extent permitted by applicable law.

You must not copy, collect, monitor, extract, or republish site content or data using text or data mining, scraping, robots, spiders, or other automated means without our written permission. This includes automated analysis intended to derive patterns, trends, or other information from Homera content. This restriction does not prevent search-engine indexing that Homera permits, or activity that applicable Ghanaian law does not allow us to restrict by contract. If you breach this section, we may suspend your access and take other lawful steps; where appropriate, we may ask you to stop using or delete unauthorised copies.

You keep ownership of content you submit. You give Homera a non-exclusive, royalty-free permission to host, store, reproduce, display, format, and promote your listing content as needed to operate Homera and advertise your listing. This may include Homera’s social-media channels when the relevant feature is used and its approval requirements are met; submitting a listing alone does not mean it will be posted to social media. This permission lasts while needed for those purposes and for reasonable records, backup, or legal compliance. You confirm you have the rights and permissions needed to grant it.

Information and third-party material

Unless we expressly say otherwise, Homera’s guides, reports, tools, and other site content are for general information and are not legal, financial, property, valuation, mortgage, or tenancy advice. Get appropriate professional advice before relying on information to make a decision.

Where Homera links to third-party websites, applications, social-media pages, calculators, or services, those links are provided for convenience or information. We do not control or endorse third-party content, and you use those services at your own discretion. Any third-party advertising, if displayed, is the advertiser’s responsibility and is not Homera’s endorsement.

If you find content on Homera that you believe is unlawful or seriously harmful—including suspected child sexual abuse or exploitation material, or terrorist content—report it promptly to complaints@homeraghana.com with the page link and a description. Do not download, copy, or forward suspected illegal material or include it as an email attachment.

Using Homera safely and fairly

Use Homera only for lawful purposes and in a way that does not disrupt the site or interfere with others. Do not use it to commit fraud, send spam or unsolicited promotions, impersonate another person, post unlawful or misleading material, or attempt to access an account, system, or data without permission. Do not introduce malware or other harmful code, bypass security controls, or interfere with Homera’s operation. We may restrict access and take lawful steps if we reasonably believe these rules have been breached.

We take reasonable steps to operate Homera safely, but cannot guarantee that the site will always be free from bugs or harmful code. Keep your device and browser appropriately protected. Do not download files or follow third-party links unless you trust their source.

Linking to Homera

You may link to Homera’s home page in a fair and lawful way that does not damage our reputation or suggest that we endorse you or your services. Do not frame Homera within another site or use our name or logo without permission. We may ask you to remove a link that breaches these terms or misleads users.

Packages, publication, and refunds

Package prices and durations are shown when you submit an individual property. Each Homera account may claim one free listing for seven days. The free period begins when Homera approves and publishes that listing. When the seven-day period ends, the listing is removed from public search. To advertise another property, the account holder must submit it under a paid package. The free offer does not add seven days to paid packages. A paid listing term starts when Homera publishes the listing, not when payment is made. Payment is processed by Paystack; Homera does not receive your full card number or Mobile Money PIN.

If Homera rejects a paid listing before publication, Homera will refund the listing fee minus any payment-processing fee that the processor does not return. If you want to withdraw a listing before review, contact Homera promptly; any refund will also exclude a non-refundable processor fee. Once a listing has been published, its listing fee is not refundable. For a duplicate or incorrectly charged payment, email Homera with the payment reference so it can be reviewed.

Agency and developer packages shown on the site are previews and cannot currently be purchased through checkout. Do not treat a preview package as an available service until Homera confirms its features and fulfilment.

Who provides Homera’s paid listing service

Homera Homes Limited is the supplier of the paid Homera listing-advertising service. Paystack provides the payment checkout and processing service; using Paystack does not change who supplies the Homera listing service or who is responsible for its package description, publication process, terms, and applicable refunds. Before completing a purchase, review the selected package, duration, and total price shown for that listing. The payment method is card or Mobile Money through Paystack, subject to the methods available at checkout.

Check and correct the property details and selected package in the listing form before submitting it to checkout. You may leave Paystack checkout before authorising payment. A payment is recorded as paid only after Paystack verifies it. After payment, you can view the payment status in your signed-in Homera account; keep the Paystack receipt or transaction reference for your records. Homera reviews paid listings before publication. Review time can vary, and we do not promise a fixed publication date. The listing term begins on publication. The refund rules above apply alongside any rights you have under Ghanaian law. Enquiries share the details entered in the form with the account managing the relevant listing. Use the form to contact a lister about that property and avoid including passwords, payment credentials, or other information the form does not ask for.

Property information and user decisions

Listings are supplied by listers and do not necessarily reflect Homera’s views. A Homera review does not verify or endorse a listing, and we do not guarantee a property’s ownership, condition, availability, asking price, or the identity or authority of an advertiser. Verify important details independently and make your own arrangements before paying a seller, landlord, or other user. If a listing appears inaccurate or unavailable, email us its page link so we can review it. Sample listings and preview pages are illustrative and are not offers for actual properties.

We may make changes to these terms

We may amend these terms from time to time. Please check them whenever you use Homera so you know which version applies. The “Last updated” date above shows when they were most recently revised. Where applicable law requires notice or your agreement to a change, we will provide it. Otherwise, continuing to use Homera after an update means you accept the updated terms.

We may make changes to Homera

We may update or change Homera to reflect changes to our listings, features, services, users’ needs, or business priorities.

We may suspend or withdraw Homera

Browsing the site is free. Separate fees apply to paid listing packages, as shown when a lister submits a property. We do not promise that Homera or any part of it will always be available or uninterrupted. We may suspend, withdraw, or restrict access to all or part of the site for operational, maintenance, security, or business reasons. Nothing in these terms excludes responsibility that cannot legally be excluded.

You are responsible for ensuring that anyone who accesses Homera through your internet connection is aware of these terms and follows them.

We may transfer our agreement

We may transfer our rights and obligations under these terms to another organisation. Where required by Ghanaian law, we will give you notice, and the transfer will not reduce any rights you have under applicable law.

Governing law and other legal terms

Ghanaian law governs these terms, subject to any consumer rights that must apply by law. If you have a concern, please contact Homera first so we can try to resolve it. Any dispute that cannot be resolved informally may be brought before a court with jurisdiction in Ghana, as permitted by law.

If a court finds one part of these terms unenforceable, the remaining parts continue to apply to the extent the law allows. If we do not enforce a right immediately, that does not mean we have given it up. We are not responsible for delays caused by events beyond our reasonable control. These terms do not create a partnership, employment, or agency relationship between you and Homera, and neither party may make commitments on behalf of the other.
